Why Landlords and Agents cannot afford to wait until Winter

The UK is currently experiencing a ‘false autumn’ because leaves are dropping earlier that expected, triggered by long, hot dry spells. While this might not seem as of any urgency it can cause implications for landlords and property managers. Falling leaves clog gutters and drains, which then create a chain of maintenance delays and tenant complains. Early seasonal shifts should be taken as a sign that winter preparations need to start immediately.

What an early seasonal shift means and what steps you need to take:

Heating
Tenants will need to switch on heating before any routine services have been carried out. By law Landlords and Property Managers are responsible for utilities such as gas, heating, water and electrics to be in working order. Do not wait for a later time, book in your systems checks before demand peaks.

Condensation or mould
Closed windows and doors can cause damp earlier due to poorly ventilated homes. Book in a property inspection early to ensure insulation is intact.

Pests
The colder seasons are when rodents usually look for shelter, therefore they are more likely to move indoors ahead of time. Make sure to book in pest control if needed and seal any gaps before it becomes an issue.

Repairs
Leaks, broken heating or blocked drains can spike quickly. It’s important to communicate with your tenants and send out reminders on reporting issues and using heating efficiently. Try to monitor and schedule maintenance tasks to avoid issues arising or prolonging.
