As a Sales and Lettings Agency, the safety and well-being of our clients and tenants are our top priority. Gas Safety Week 2024, starting Monday the 9th September, is a crucial safety campaign, organised by the Gas Safe Register. This week-long event raises awareness about the importance of gas safety and the risks associated with unsafe gas appliances – such as carbon monoxide poisoning, gas leaks, fires, and explosions.
Gas safety regulations were introduced in 1998, and updated in 1995, under the “Gas Safety (Installation and Use) Regulations 1998” to prevent dangerous incidents like gas leaks, faulty fittings, and poorly installed flues. These laws state that all gas-related appliances and systems should be regularly maintained and certified as safe. Landlords, installers, and engineers are responsible for adhering to these regulations to protect tenants from potential hazards.
How Safe Is Your Area?
The Gas Safety Week website shows an interactive map, where you can type in your postcode to see the dangerous gas appliances found in your area. This helps to highlight the importance of regular gas safety checks, and encourages residents to take proactive steps in safeguarding their homes.
What Can You Do?
Staying safe doesn’t have to be complicated. Here are the Top Ten Tips to help keep you warm – and safe – in your home:
1.        Only Use  Gas Safe Registered Engineers: Always ensure that any engineer working on  your appliances is registered with Gas Safe.
2.        Regular  Maintenance: Have your gas appliances serviced annually to ensure they  operate safely and efficiently.
3.        Install  Carbon Monoxide Alarms: Carbon monoxide is a silent killer. Installing an  audible alarm can provide crucial early warnings.
4.        Check For  Warning Signs: Look out for yellow flames instead of blue, black marks  around the appliance, or excessive condensation – these could indicate a  problem.
5.        Ensure  Proper Ventilation: Make sure all vents and chimneys are not blocked to  allow gas fumes to escape safely.
6.        Do Not  DIY: Never attempt to install or repair gas appliances yourself.
7.        Verify  Engineer’s ID: Always ask to see the Gas Safe ID card before allowing an engineer  to begin work.
8.        Be Aware  of Symptoms: Know the signs of carbon monoxide poisoning, which includes  headaches, dizziness, nausea, and breathlessness.
9.        Landlord  Responsibilities: If you’re a landlord, provide tenants with a copy of the  Gas Safety Record after each annual check.
10. Spread The Word: Share these tips with friends, family, and neighbours to promote a safer community for all. The Gas Safe Register also features a downloadable toolkit for social media, should you wish to spread awareness via your social media channels.
